PARKING

How do you feel when you cannot find a parking space near your building? Or what should we do if a vehicle is blocking a garage? To protect the rights of all residents, the only alternative we have is to tow the vehicle.

Our parking lots are reserved for residents of Orchard Court. To minimize parking problems all residents are required to display our parking permit sticker to identify your vehicle(s). One sticker per vehicle will be issued to each person on the lease. Additional cars require a monthly fee of $5.00 and those vehicles must be parked away from parking areas near residents’ entrances or in garages.

As a courtesy to visitors, we have posted signs that identify visitor – parking areas. Please locate the lot closest to your building for your visitor(s) and tell them where to park. Vehicles of visitors will be towed if they are not parked in the visitor parking areas. Visitors’ cars will also be towed if their vehicles remain on the premises beyond a two (2) week period.

Please cooperate by following the rules as described below so that we do not have to tow your vehicle, without notice, at your expense.

  1. All cars of our residents must display our parking permit sticker inside the lower left corner of the windshield on the driver’s side. The office has the stickers for your cars.
  2. Visitors must park in the visitor parking areas only.
  3. All residents are responsible for informing their visitors to park in the visitor parking areas.
  4. If vehicles of visitors are parked longer than two (2) weeks, they also will be towed unless special approval is obtained from the resident manager.
  5. You must register your vehicles with the resident manager. Your parking permit sticker identifies your vehicle. If you change vehicles, inform the resident manager. If you have additional vehicles, a $5.00 per month charge will be due with rent payment for the additional vehicles. These vehicles must be parked away from the residence entrances or in garages.
  6. Do not park on any grass or on stone areas near the garages.
  7. Do not block entrances to garages, walkways or fire lanes.
  8. Limit parking in the front circle to 15 minutes.
  9. Motorcycles must be registered and parked in the designated areas only.
  10. Repairs on vehicles cannot be performed in the parking lots, garages, by garages or on grass areas.
  11. All vehicles must be in good operating condition and properly licensed. Flat tires must be repaired as soon as possible. Please do not leave a vehicle unattended while on a jack.

These rules are being enforced for your benefit and your neighbor residents in our complex. WE DO NOT WANT TO TOW ANYONE’S VEHICLE. It is very costly to recover a towed vehicle. With your help it will not be necessary.
